Can I Get a UK Mortgage on a Ukraine Scheme Visa?

Yes, with the right lender. UK lenders do not publish a separate policy for the Ukraine Family Scheme, Homes for Ukraine or the Ukraine Permission Extension: they treat all three as a time-limited visa, so the two rules that decide your case are how many months remain on your permission and how long you have lived in the UK.

Which rule do lenders apply to Ukraine scheme leave?

The Ukraine schemes grant limited leave to remain (originally up to 3 years, with the Ukraine Permission Extension adding a further 18 months). Lenders group every form of limited leave together and ask two questions:

  • Months remaining on the permission. Minimums range from none at all to 24 months or more. On our Skilled Worker visa page, 6 of the 22 listed lenders still lend with 6 months or less remaining; the rest need longer.
  • Time in the UK. Most visa-friendly lenders want 12–36 months of UK address history; a few have no minimum. Applicants with under 2 years in the UK have 27 lenders to choose from in our data.

We have not found a single lender criteria document that names the Ukraine schemes as an accepted or declined visa class, so we do not publish a Ukraine-specific lender table — a list built by guessing would be worse than none. What changes if you get settled status later?

Ukraine scheme leave is not itself a route to settlement, but anyone who later moves onto a settlement route and reaches indefinite leave to remain is treated by most lenders exactly like a UK citizen. Until then, the practical steps are the same as for any visa holder: apply while plenty of months remain on your current permission, build a UK credit footprint (a UK bank account, phone contract and electoral-roll entry where eligible), and keep your income in sterling — foreign-currency income narrows the lender pool further. Broadly, yes: it is time-limited leave, so lenders apply the same two tests they apply to any temporary visa — how many months remain on the permission, and how long you have lived in the UK. Does the 18-month Ukraine Permission Extension count as enough time remaining?

It depends on the lender's minimum. Some lenders want no minimum remaining, some want 6 or 12 months, and a few want 24 months or more.
