What is an expat mortgage calculator?

If you're a British expat living and working overseas and want to buy or remortgage a property in the UK, your application is assessed differently to a UK-resident applicant's. Lenders look at where you live, the currency your income is paid in, and often ask for a larger deposit — and not every UK lender accepts expat applications at all.

This calculator runs your details against the lenders we track, filters out the ones whose published criteria don't fit your situation (income currency, deposit), and gives you a conservative estimate of what the remaining lenders might offer. How expat mortgage affordability differs

The biggest difference for most expat applicants is how lenders treat foreign-currency income. Because exchange rates move, UK lenders generally don't count 100% of income paid in a foreign currency towards your affordability — they apply a reduction, sometimes called a haircut, as a buffer against currency movement.

  • Widely-traded currencies — for example the US dollar, euro, Swiss franc, UAE dirham, Australian dollar, Canadian dollar, Singapore dollar, Hong Kong dollar, New Zealand dollar, Saudi riyal or Qatari riyal — lenders typically use around 75% of the income shown, as a conservative planning figure.
  • Less commonly-traded currencies — lenders are generally more conservative still, often using a smaller proportion of the stated income.
  • GBP-paid income— where your salary is already paid in sterling (for example some armed-forces or overseas-secondment roles), this reduction typically doesn't apply.

The exact percentage is set lender-by-lender and isn't published as a single industry-wide rule, so treat any figure here as an estimate rather than a guarantee for a specific lender. On top of the income treatment, many expat lenders also cap the maximum loan-to-value below what they'd offer a UK-resident applicant, and some ask for a higher minimum income before they'll consider an application at all. Why do lenders use less of my foreign income than my payslip shows?

Most UK lenders apply a reduction to income paid in a foreign currency, to allow for exchange-rate movement between your application and any point in the future. For income in a widely-traded currency (for example the US dollar, euro, Australian dollar or UAE dirham), lenders typically use around 75% of the income shown on your payslip. Do I need a UK-based guarantor or co-applicant?

Not with every lender, but some expat mortgage products do ask for a UK-resident guarantor or joint applicant, particularly at higher loan-to-value bands. This varies product-by-product, so it's worth checking as part of your specific application rather than assuming either way.
