About the Author

Phillip Wakeling-Smith (CeMAP) is the mortgage adviser who designed and maintains the Mortgage Affordability calculator. CeMAP-qualified and actively advising clients on UK mortgages, Phillip built this tool to give consumers the same lender-by-lender visibility that brokers have — so you can see where your borrowing potential is highest before you apply anywhere.

Every guide on this site is reviewed by Phillip against current lender criteria and FCA rules. If criteria change, the relevant guide is updated and the “last reviewed” date refreshes. We don't take commissions from lenders — Mortgage Affordability is an independent information tool, not a broker.
