- Stamp Duty Land Tax — calculated at either first-time buyer rates (0% up to £300,000, 5% to £500,000, relief ends above £500k) or standard rates (0% to £125k, 2% to £250k, 5% to £925k, 10% to £1.5m, 12% above)
- Conveyancing legal fees — typical UK solicitor/conveyancer charges with a leasehold uplift for the extra work
- Property searches — local authority, water/drainage, environmental, plus any optional extras
- Land Registry fee — the statutory cost of registering the transfer, tiered by purchase price
- Bank transfer (CHAPS) — typical charge to send mortgage funds on completion day
- Mortgage product/arrangement fee — varies wildly by lender and product; editable
- Survey — RICS Level 1, 2, or 3, or none. Costs scale with property price and survey depth
- Removals — a rough estimate; edit to match your quote
Not included: buildings insurance, initial furniture costs, utility connection fees, and ongoing costs like council tax, maintenance, and service charges. Budget at least another 10-15% of the total above for contingency.
