Identity and address

For every applicant. Documents are usually accepted if dated within the last 3 months.

Every pound of the deposit needs a paper trail — for the lender and for your solicitor's money-laundering checks.

Before you send anything

  • Download statements as PDFs from online banking — screenshots and edited files are usually rejected.
  • Keep everything dated within the last 3 months when you apply; older documents may need re-sending.
  • Names and addresses must match across ID, bank statements and the application.
  • Avoid new credit, missed payments or gambling transactions in the 3 months before you apply.
  • Get on the electoral roll at your current address — it's one of the quickest ways to strengthen a credit file.
  • Have the deposit paper trail ready before you find a property; it's the item that most often delays offers.

Why the paperwork matters more than people expect

Once you've had an offer accepted, the speed of your mortgage offer is mostly down to how quickly the lender gets a complete, consistent set of documents. The two things that most often stall an application are the deposit paper trail (money moving between accounts without evidence of where it came from) and income documents that don't match the bank statements — a different employer name, or bonus that isn't on the P60.

Lenders also differ in how much of your income they use — a nurse's shift enhancements, a director's retained profit, a contractor's day rate, benefits and maintenance are all treated differently from one lender to the next. How many months of bank statements do I need for a mortgage?

Almost every lender asks for the last 3 months of statements for each current account, as full PDFs downloaded from online banking. Some ask for 6 months if affordability is tight or your income is variable. They are checking that your income lands as stated, what your regular outgoings are, and for gambling, returned payments or unexplained large credits.

What do self-employed people need for a mortgage?

Usually 2 years of SA302 tax calculations with matching Tax Year Overviews (some lenders accept 1 year), finalised accounts if you have them, and 3 months of business bank statements. Limited company directors also need 2 years of company accounts and dividend records. Lenders often contact your accountant, so have their details ready.

How do I prove a gifted deposit?

A signed letter from the donor stating the amount, that it is a gift (not a loan), and that they will have no interest in the property, plus the donor's photo ID and a bank statement showing the funds. Your solicitor needs the same for anti-money-laundering checks.

How old can documents be?

Proof of address, payslips and bank statements should normally be dated within the last 3 months when you apply. If your application takes a while, expect to be asked for updated copies.

What if I've had credit problems?

Get a full multi-agency credit report first (checkmyfile, or Experian, Equifax and TransUnion separately), gather satisfaction letters for any CCJs or defaults, DMP or IVA paperwork, and write a short explanation. Lenders vary enormously on adverse credit — the right one for you depends on what happened and when.

Do I need these before I get a Decision in Principle?

A DIP is usually based on what you declare plus a soft credit search, so you can often get one without documents. But everything on this list will be needed for the full application, and having it ready is what turns an accepted offer into a mortgage offer quickly.
