Which UK Lenders Offer 100% LTV Mortgages?

True 100% LTV mortgages are rare but they exist. Skipton's Track Record leads, with Accord's £5k Deposit mortgage at 99% LTV a close second; others are structured via family-assist or guarantor routes that achieve the same effect.

Why some lenders say no

  • True 100% LTV is rare — most lenders require at least 5% deposit.
  • Accord's £5k Deposit mortgage reaches 99% LTV with a flat £5,000 deposit.
  • Family-assist products effectively reach 100% LTV via collateral or booster income.
  • Skipton Track Record requires 12 months' rent paid within the previous 18 months, and caps the loan at £600,000. Accord's £5k Deposit is the one that excludes new builds.

Frequently asked questions

Can I really get a mortgage with no deposit?

Yes. Skipton Track Record is a genuine 100% LTV product for long-term renters with a clean rental history. Accord's £5k Deposit mortgage gets you to 99% LTV with a flat £5,000. Family-assist and guarantor products also effectively reach 100%.

What's the rate premium vs a 95% mortgage?

Typically 0.3–1% higher. Over a 5-year fix on £250,000 that's £30–£100/month more.

Does Skipton Track Record accept new builds?

Yes. Skipton's criteria treat a new build as one sold for first occupation, or built or converted within the last three years, and these are eligible. It's Accord's £5k Deposit mortgage that excludes new builds (and Northern Ireland). Skipton's Track Record restrictions are different: 12 months' rent paid within the previous 18 months, and a maximum loan of £600,000.

Do I need a guarantor for 100% LTV?

Not for Skipton Track Record. All other 100% routes (Barclays Springboard, JBSP, Family Assist) require a family member's collateral or income support.
