Which UK Lenders Lend on a Spouse or Partner Visa?
Most UK lenders will consider spouse and partner visa holders, usually alongside a British or settled joint applicant. Time remaining on the visa and UK residency history drive which lenders are open — a small number want indefinite leave to remain only.
As of 2026-08-10, published criteria from 22 of the 58 UK lenders we track can accommodate this scenario — 4 high-street, 14 building societies and 4 specialist — with minimum deposits from 0%.

See your figuresWhy some lenders say no
- Some lenders require indefinite leave to remain and decline all time-limited visas.
- Little time left before the visa's expiry or BRP end date — several lenders want 6-24 months remaining at application.
- Applying solo: some lenders only accept a spouse-visa applicant jointly with a British citizen or someone with settled status.
- High-LTV borrowing (90-95%) is often restricted for visa holders, so a small deposit narrows the pool.

Run My Affordability CheckFrequently asked questions
Can we apply jointly if my partner is British?
Yes, and it usually helps a lot. A joint application with a British or settled-status partner satisfies many lenders' residency rules by itself, and some lenders that would decline a solo spouse-visa applicant will lend to the couple. Both incomes can still count.
How much time do I need left on the visa?
Policies range from no stated minimum up to 24 months remaining. If you are close to a visa renewal or an ILR application, some lenders will proceed with evidence of the extension application rather than making you wait.
Does it matter that a spouse visa doesn't require a job?
Lenders assess your income the same way they would anyone else's — employed, self-employed or benefits-based. The visa type mainly affects the residency rules, not the income rules, so a working spouse-visa holder is assessed on normal criteria.
Will we need a bigger deposit?
Often, but not always. Several lenders limit visa holders to 75-85% LTV, while others go to 90-95% — particularly where one applicant is British or has ILR. The deposit filter above shows how the lender pool changes at each deposit level.
