How much will HSBC lend me? (2026)

HSBC lends up to 5.5x your gross income — but only for some borrowers, and only if its stress-tested affordability model agrees. The rules below are transcribed from HSBC's published lending criteria, last verified 2026-08-19.

Maximum income multiple
5.5x gross income, reached at household income of £100,000 or more (at up to 90% LTV). Below £45,000 the base multiple is 4.49x.Source: HSBC criteria, key affordability_max_lti, verified 2026-08-19
Maximum loan-to-value
95% on standard purchases up to £570,000; 90% up to £750,000; 85% up to £2m (£1m for flats); 75% up to £3m.Source: HSBC criteria, key mortgage_max_ltv, verified 2026-08-19
Adverse credit policy
Declined where CCJs totalling more than £500 were registered in the last 3 years, or where a bankruptcy order was in force at any time in the last 3 years. Satisfied defaults, a satisfied IVA or a DMP are referred to an underwriter rather than automatically declined.Source: HSBC criteria, key adverse_ccj_satisfied, adverse_bankruptcy, adverse_defaults_satisfied, adverse_iva_satisfied, adverse_dmp_satisfied, verified 2026-08-19
Self-employed trading history
1 year of finalised accounts is the accepted floor (the one year is averaged over a 2-year period for affordability); 2 years is the norm.Source: HSBC criteria, key se_trading_history_minimum, verified 2026-08-19

Fields HSBC does not publish a figure for are left out rather than estimated. A maximum multiple is a ceiling, not an offer: the figure you are actually offered comes from the lender's affordability model, which deducts your commitments and living costs and stresses the payment at a higher rate — how banks calculate affordability explains the two steps.
